Allan Pease – building rapport in an age of digital communication
I recently completed a podcast interview with Body Language Expert Allan Pease. In this interview, we talked about COVID-19 and how to build relationships digitally via Zoom, Skype etc.
Before you get on your next Zoom, this video is a must-watch.
Here are my takeaways/must-dos – particularly if you have never met the person you are ‘Zooming’ before:
- Smile and show your teeth 😁
- Eyebrow flash (I see you)
- Nod three times when they are talking to get more information (tell me more) but not more than three (which means shut up!)
- If there is a distraction, don’t be afraid to reach out a hand to gain attention (slowly)
- If someone is typing or really distracted, just pause and let the silence draw them back in
- If you are feeling nervous, try the 🙏🏻 steepling technique Allan taught Vladimir Putin to calm you down and tell yourself “I’ve got this…”
- Watch your background – build authority if you can by having your awards or qualifications in the picture.
Lastly, there is a second layer of rapport-building here that is not completely obvious because it wasn’t part of the discussion, but you may notice he had me giggling like a complete school-girl. It was the way he deliberately built rapport with me ie. Every time I ask him a question, he acknowledges how clever I am and what good questions I am asking (I would love to believe that 😂😂), almost repeats the questions to signify his acknowledgement of how important he thinks it is (gives him time to think) – and then watch how he answers and the body language he uses. He is continually establishing leadership and authority in his field, which is super impressive and clearly why people pay him the big bucks and read his books…
Lots of lessons there – so much more by seeing instead of just listening…so definitely I recommend you give this one a watch!

Day 5 – “Nothing either good nor bad but thinking makes it so!”
You get dumped by someone you’re totally in love with. Feel sad? Absolutely, yes. The world is going to end.
Okay, same scenario, but afterwards you find out that person was actually a psychopath who killed their last three partners. Feel sad you got dumped? No, you’re thrilled.
So clearly “getting dumped” isn’t the important factor here. What changed? Nothing but your beliefs.
If you lose your job and believe it was a lousy position and believe it won’t be hard for you to get a better job, you’re unfazed.
If you believe it was the greatest job ever and believe you’ll never get another one that good — you’re devastated. Emotions aren’t random. They follow from beliefs.
On Day 1 I mentioned my ‘Pre-Gutenberg’ reading challenge and recommended some of the works of ‘the Stoics’ – philosophers who lived long before us
Ryan Holiday – author of The Daily Stoic: 366 Meditations on Wisdom, Perseverance, and the Art of Living says
“The Stoics say there are no good or bad events, there’s only perception. Shakespeare encapsulated it well when he said, “Nothing either good nor bad but thinking makes it so.” Shakespeare and the Stoics are saying that the world around us is indifferent, it is objective. The Stoics are saying, “This happened to me,” is not the same as, “This happened to me and that’s bad.” They’re saying if you stop at the first part, you will be much more resilient and much more able to make some good out of anything that happens.

Today’s exercise…
…is about awareness. While you’re out and about today – be mindful of your emotions and how your beliefs might be causing you see events as positive or negative.
Day 6 – Take it Easy…
Well hasn’t this been a big week, and technically we are only at Day 6!! Today we want you to remember this lesson from Day 1 – which many of you have embraced already:
If you haven’t yet done this – today is the day to take some time off with your family, your hobbies, an afternoon nap, some cooking – whatever makes your soul sing. And do it without your phone, tech or the computer!
As for today’s ‘lesson’ – as is usual on a Sunday, I’ll be live in the FB Group later today (about 5pm-ish) – wrapping up the big lessons of the week, answering questions and getting you all ready for the week ahead. There may even be some bonus points on offer!

Day 7 – The Market Monitor
The Market Monitor is a tool that Claudio has been teaching for quite some time now, but watch this video and you’ll see why it’s an essential to become immersed in your market.
Today’s Task
Using the template in the downloads section, set up your market monitor. Download or create a copy for yourself. Set up alerts in your suburb from all the portals, don’t just rely on CoreLogic reports. The goal is to immerse yourself completely in what is going on in your market and doing it this way commits it more to your memory than an automated report ever will!
PMs this exercise is for you too (when you get to the end of the video you’ll understand why in case it is not immediately obvious!). You can tweak this template to your own purposes – but the main thing is that by next Monday you have a completed spreadsheet for this week (one of your next week tasks depends on it!)
NB – if you have both a sales department and a PM department in your office it is highly worthwhile sharing intel with your individual market monitors. Remember the best thing for your customer could be renting their property if it’s not selling; or selling the property if it’s not earning an income…

Yesterday you set up your Market Monitor. Today you’ll notice a new checkbox on the check-in page. Only check this box daily when you have updated your market monitor spreadsheet. It’s important you do this each day as you’ll need the info next week!
2. I know you’re passionate, but that’s not a USP…
If I had a dollar for every time I saw on someones bio, website or agent profile that they were ‘passionate’ about real estate I wouldn’t be writing this to you right now.
I’d be on a beachy island, sipping cocktails and basically living my best life.
We know you’re passionate, and just quietly we are too, but it all looks the same, same, same, zzzzzzzzzz.

Sometimes, you just can’t tell one agent’s profile from another.
Even many of the photo poses are the same.
And I am here to tell you that if you try to appeal to everyone, you may end up appealing to no one.
There are some agent profiles that are different though, and memorably so.
Leigh Thomas Brown from RE/MAX in North Carolina is a great human I met couple of years ago, and saw her again at NAR in October last year (2018).
Leigh’s USP (Unique Selling Proposition) goes something like this (queue southern accent):
“I say [to the seller] well, frankly, you should hire me, because I get my jollies out of helping you navigate the minefield of real estate. I might get blown up, and you might get blown up, but pieces of us will get across the finish line together.”
What’s your USP?
Last Monday, I asked you to email 15+ friends/colleagues/customers to ask them what they see your strengths are.
You should have gotten a number of replies by now.
Today we’re going to start working with the information based on some inspo from marketing guru Dan Kennedy.
So grab those answers, your journal and a pen and make a simple table with the following headings:
Gifts – Skills – Values – Things I’ve learned to do
Go through the answers your people gave you and categorise them under those headings.
If something gets mentioned by 2, 3, 4 or more people, mark it as having come up multiple times.
For example, if five different people talk about what a great listener you are, put five marks next to the skill of listening because it’s really important.
Actually, if five people or more close to you say you’re a great listener, then that’s not just a skill, it’s a gift.
When you’re finished, you should have 5-15 items on your table, some which have been mentioned multiple times.
Now arrange them in descending order ie the skills that came up most at the top and the least at the bottom, tossing out anything that was mentioned once or anything you feel was insignificant.
Now you should have 5-8 items, which have been identified by multiple people, and which you also agree are strengths for you.
Hang on to this.

Day 9 – Defining differentiation
Vanilla Passion or Unique Capability?
OK, so you emailed a bunch of people.
You asked them to describe your unique capabilities
You sorted and condensed the answers.
So now you should have 5-8 items, which have been mentioned by multiple people, and which you also agree are strengths for you.
Yesterday, I also gave you an example of a USP from Leigh Brown a Realtor in the USA which clearly differentiates her from 99.9999 per cent of Realtors in the US (there are a lot of them!)
Land the plane, Sam…
OK, so want you to differentiate yourself from other real estate agents in your area.
Turn your 5-8 items into single sentence statements. “I accomplish ___ by doing ___.”
Example(s)
“When something needs to be done, I pick up the phone and get through to the right person…”
“I solve hard problems by making the complex easy…”
“I can tell you what every 2 bedroom apartment sold for in my area within five seconds flat…
“When people are walking through the minefield of buying or selling a home, they reach out to me and I safely guide them to the other side.”
Each sentence should deftly summarise what’s unique about how you take action to help your clients.

Today’s Assignment – Possible 1000 points up for grabs
- Whittle these statements down until you have THREE TO FIVE crisp, clear sentences that accurately describe your unique capability and write them down
- Check them against things like your Homely.com.au Profile, other Agent Profiles, LinkedIn Profile, Facebook Business Page, Website etc.
- Do your public profiles reflect a vanilla ‘passion for real estate’ or a specific value proposition or reason as to why I would want to work with you? If your answer is the former, it’s time to update your profiles.
How does this help my productivity/business?
- In marketing, if you try to appeal to everyone, you may end up appealing to no one.
- Showing people how you solve their problems is a great start in getting people to pay attention to you, because people want to know what you can do for them.
- Differentiating yourself by playing to your strengths will further help you to attract the type of customers that want/need to work with someone like you.
For up to 500 Points
Post up to five of your differentiation statements (in a the one post) in the Facebook Group within the next week demonstrating you have done all three parts of the above exercise (or if you are shy send them to [email protected] and they will still count).
100 points per well crafted, single sentence concise statement.
Participation rules (must read – no exceptions):
- Word limit: Max 150 words total for the 5 statements combined. If you exceed the word limit, no points will be awarded at all. Remember, the aim is to be concise not provide a manifesto.
- Maximum five (5) statements (one sentence per statement). If you exceed the number of statements or sentences per statement, no points will be awarded at all.
- If your statements are not exactly on the money but still well meaning we may still give you some points. (Don’t just write any sentence down to hit the statement number or word limit, this is an exercise where you need to demonstrate that you’ve listened and understood the challenge…)
- If you are posting to Facebook, you MUST include the hashtag #day9 in your post so we can search and tick them off (even we enjoy ticking boxes 😉)
- Submissions will be counted up till midnight 26th May. Submissions received on the 27th May or after will be admired but not counted.
- If you think these rules are too strict in any way please blame the Transform class of 2018….

Send a snapshot (photo) and a link to your updated PUBLIC profile on Homely, LinkedIn, Facebook, Instagram or another mainstream platform or social network (Myspace does not count) to tran[email protected] demonstrating how you have incorporated these three exercises. But the points are time limited to 4 profiles each worth 125 points – you must send them through to us (all in the ONE email) no later than 7 days from now…
Participation rules (must read – no exceptions):
- Maximum of four (4) profiles will be accepted. You can have more out there but give us your best four.
- The profile snapshots must be sent in one email. We will only count the first email received and the snapshots in that email. Others will be admired but not counted.
- The profile must be publicly accessible. You must include the link to the profile in your EMail

Day 12 – Optimism
Today’s exercise…
…is about optimism. While you’re out and about today – grab a selfie, post it in the group and tell us what you are optimistic about right now?
Day 13 – The 80/20 of relationships
If the 80/20 rule applies to all things, it’s likely that around 20% of the people in your life bring you 80% of your happiness.
So far we’ve hopefully eliminated a couple of entanglements (comfort zone things) to free up your time to move you up the dollar productivity scale. Today – if you have some time – is actually a good day to remind yourself of that beginning lesson about the four quadrants of time: evolution/effective/entanglements easy.
Of course, today is another ‘easy day’ …and today we want to make sure that the most important people in your life get the attention they deserve.
Your only exercise today (other than taking some time without work, without transform and without the computer) is this:
- I want you to schedule time in the future (if not for the rest of the year) with the humans who are important to you.
- If you’re married this might be your spouse or your kids.
- If you’re not, then it’s extended family or very close friends.
You may already have stuff like holidays, weddings and birthdays booked.
You may have business stuff – on there too.
All that stuff gets put on your calendar months in advance.
Then the minutia gets on your calendar if it’s lucky.
And so the people we MOST care about (and admittedly sometimes take for granted) can just end up with the scraps.
So…today we Transform this:
Sit down with your partner (and maybe even kids) and plan some simple things – breakfast, lunch, dinner, dates, game nights, whatever.
These might seem like such small things, but you’re saying to the people that are most important to you that they are important.
Sometimes they need to directly hear it.
Feel it.
Do this and some people close to you may be surprised, even shocked.
I can tell you – the first time I did this with my 18-year-old daughter – she definitely was surprised – but to my surprise (because I thought everyone else was so much cooler than me!) was also delighted.
Make the time
Get the diary out.
Don’t let life just ‘happen’ to your important relationships.
Just because we’re coming out of quarantine doesn’t mean we shouldn’t put time and effort into this stuff now.

Today’s task – Max 1000 points
Your major assignment this week is, of course, is to create a video market update report.
Some of you will be experienced at this, for some of you, it will be your first go. That’s OK, everyone needs to start somewhere – and happily you’ve been putting in a lot of the work already from the Market Monitor, Jim Remley’s webinar and of course yesterday’s presentation with Sam McIntyre (and there are some great tips in today’s lesson from Tiffany Wilson!)
Here are the rules:
- No more than 5 minutes in length
- Can be filmed on your iPhone
- It needs to include:
- Some good news about real estate in general (examples in Jim Remley’s presentation) and there are some links to some good news on Elite Agent in the downloads section. Don’t use all of them, maybe pick one. Or choose something of your own.
- Something from your market monitor that is relevant to your area that your locals would be interested in
- Something that shows your personality or who you are as an agent
- Good practice is a call to action at the end (remember know, feel, do… from one of my videos before the challenge started?)
- You can post it publicly – send us the link to [email protected], or if you are nervous, post it in our supportive Facebook group (#marketupdate) so we can tell you all how great you are for giving it a go 🙂
- This assignment is due before midday Saturday 30th May – but I will award bonus points if it’s one and dusted by Thursday 5 pm. Don’t overthink it – just do it!

Last year, I watched the documentary/film A Head Full of Dreams about the band Coldplay – from their beginnings and rise to fame, through to now.
Coldplay started as a band of college students literally with a head full of dreams.
Today they are a multi-Grammy award-winning group who have achieved worldwide fame and could fill any stadium in the world.
One of my favourite bits of the movie was the bit showing their 2000 gig at Glastonbury where Chris Martin introduces the song Yellow saying something like, “You won’t know this song well enough to sing along, but next year you might.“
Cut to 2002 and it’s one of those goosebumpy moments – sure enough, the whole audience is singing all of the lyrics for him.
But Chris Martin always knew where he was going.
His bandmates often said they gave wholehearted thanks that he had enough certainty for all of them.
But what if Martin wasn’t so sure… about his songs, his lyrics, his bandmates?
Would they be where they are today?
“I want the fairytale”
Vivien Ward wasn’t prepared to settle for some half-assed relationship (if the name rings a bell I’m talking about Julia Roberts character in the movie Pretty Woman…)

We all fell in love with her as she became clear on who she was, and where she wanted to be.
What she would settle for, and what was off the table.
But if she hadn’t been clear on what it was that she really wanted, the movie might not have had such a happy ending.

What’s your dream?
You could work for the next 10/20/30 years and I have no doubt you could make a pretty good living staying in the comfort zone.
But something I’ve learned over the last few months is that we all have dreams – no matter what age we are or what stage of our careers we are at.
Whatever you can do or dream, you can, if you give yourself the time and the space to do so.
In the last few weeks, hopefully, you’ve become more aware of the fact that you can spend hours on entanglements (eg Facebook, Toxic relationships, emails, and low dollar productive activities), or you can spend those same hours pursuing your dreams.
They may be career-related, business-related, they may be something else.
There is a reason you all signed up for Transform.
I want you to get clear on this reason – or the entanglements you started with at the beginning may take over again once this challenge is done, or even sabotage your efforts to date.
And after all the hard work you’ve put in… we don’t want to go back there, right?
And this week, you’re going to need a reason for being here so you can go back to that reason when you feel like giving up.

Day 22 – IMMUNITY IS NOW UP FOR GRABS!
Sometimes it’s the quiet achievers that have worked the hardest in Transform.
If you go back to week 1, you’ll remember me saying that Transform is a game of you vs you – what can you make an impact on in either your personal life, or your business in 30 days.
- For some people it’s stripping away stuff and becoming more efficient and getting more balance
- For some people it’s getting more clarity on their goals and how to get there
- For some people it’s simply a matter of doing things they’ve never done before
- For some people it’s finding savings in the business they never knew about, or new ways to earn revenue
- Sometimes it’s a bunch of new tricks to go into the toolkit or a validation that you have everything you need.
Some of the work you have done is obviously reflected in the leaderboard – but not all of it. And we want the right final 12 to go through to the ‘pitch’ stage to get a chance at the cash…

How we will decide where the ‘immunity idols’ go
PART 1: We want you to send us a report on how Transform 2020 has had an impact on you.

- A 250-word (max)
- and/or 2 minute video (max) summary of your results.
PLUS you can also add anything else you want – more words, more pages of documentation, more audios or videos, whatever and however much you like – but the concise 250-word / 2-minute summary is an absolute requirement.
Here are some ideas about what to include:
- What was your reason for joining Transform? What needed to change?
- What are you feeling now?
- How did it affect ….prospecting, sales, numbers, wasted time or energy, new initiatives, database cleanups, saying no to stuff, finding clarity, leveraging your USP, insights you gained about yourself, reduced clutter, personal headspace transformation, procrastination, just to give you a few ideas of the types of specific things we want to hear about.
NB: The more of this you can QUANTIFY, the better – please be specific in your answer. Be clear on the before and the after…
From this, we will choose two people to go straight through to pitch round.
But if it’s not you, then who?
Transform 2020 is as much a working together type of exercise as it is a personal learning experience.
You’ve been networking with other people in the challenge – with the buddy system and group learning exercises.
You’ve observed other people and the way they work.
PART TWO: We need you to answer THIS question…

Day 23 – Regional retrospective and the personal touch
Raised in the Riverina region of NSW, Dave Skow has a real estate career spanning 19 years and has held roles in property management, franchise management and training for the Real Estate Institute NSW. - Brainstorm with your buddy some ideas for the challenge (there are some below)
- Post a photo of something to do with your fulfilment of this challenge in the Facebook Group explaining what it was… or you can practice your video chops by posting a video in the group to tell us your idea/what you did. But if you do go a video no more than a minute in length.

RAK simple ideas (or choose your own…)
- Leave a bouquet of flowers at the local hospital – let the nurses choose who gets it
- Buy a co-worker a cup of coffee
- If you’re in a long line, invite the person behind you to go first
- Buy a heap of colouring-in books and crayons for the local pre-school
- Drop off some supplies at the local homeless shelter (eg combs, toothpaste etc)
- Put a post-it note on the bathroom mirror telling someone else they look great today
- Donate some nappies to St Vincent de Paul or the Salvation Army
- Drop off a box of chocolates to the local police station
- Arrange anonymously to pay for someone’s breakfast at the local coffee shop
- Buy a $20 petrol card and give it to someone who needs it
- Grab a couple of colleagues and have a park cleanup day
- Donate your old professional clothes to someone like dressforsuccess.org
- If you’re a gardener – offer to do some weekend garden maintenance to help out a neighbour
- Offer your office as a venue to a local Meetup group…
- And there are plenty of online lists you can search on the internet…
Don’t overthink this challenge – get it done by Sunday 5pm AEST 🙂

We’re nearly at the end of our 30-day journey (which hopefully is just the beginning for many other great things for this group!)
But let me ask you: How has your initial habit declaration held up over this time?
What about your new year’s resolutions?
You’ve probably heard the old lament, “Most people abandon them by mid-February.”
Or the defeatist’s wail of, “Dang, I just don’t make ’em any more”
Most people try to make their habits stick.
But the only way to make your habits stick is the change your systems.
Remember James Clear said, “We don’t rise to the level of our goals, we fall to the level of our systems.”
So if you want to exercise more, find something you like doing, and make sure it’s easy to get to (I took the measure of buying a treadmill so I didn’t have to waste time going to and from the gym – extreme, I know!)
If you want to take more walks, let a family member or neighbour borrow your car a few days a week so you have to walk to the corner store instead of driving. Or join a sporting team where everyone expects you to show up every week. Easily worth a few steps on the Fitbit, right?
Those are system changes to your environment.
They are far more effective than a setting the intention of a habit which is completely optional; for example, who wants to get up and go to the gym at 4.30 am now it’s getting colder and colder of a morning? If I ‘tried hard’ to do that I would fail every single time because it requires too much will power. This is why I changed my system around exercise.
Notice the difference between “try harder” and system change…
Will Power: “I’m going to try to waste less time answering emails.”
System Change: “I’m turning over 65 per cent of my inbox to a VA.”
Will Power: “I’m going to try harder not to get impatient/angry with my kids.”
System Change: “I know I’ve been angry with (insert influential person from the past here) and I’ve been taking it out on people I love. I’m going to clean out the cupboard and forgive my (xxxxx eg dad), so the anger impulse just goes away.”
Will Power: “I’m going to try harder to get less distracted with social media this year.”
System Change: “I’m going to set my web browser so I ALWAYS have to manually log into Facebook and enter my password every single time.”
Will Power: “I’m going to try to implement more of what I have learned in Transform this year.”
System Change: “I’m going to make myself accountable to my buddy on a continuing basis, or a coach to finish the course and continue my habits.”
So see that word T-R-Y? It’s a dirty three-letter word. It always invites its 5-letter friend, G-U-I-L-T.
Yes, you can try harder but we all have a finite amount of energy and will power to expend every day.
Systems only require the willpower it takes to put them in place.
Resolutions based on try fail 80% of the time.
Resolutions based on changing the system succeed 80% of the time.
Your success will naturally flow from the friendships you cultivate and the mentors you surround yourself with. Your thoughts and aspirations will be shaped by that environment.
The gains you have made this month will be because of the systems and structure you built around yourself.
You want this year to be the best year ever? Think about changing the systems you live in every day, you won’t have to try.
You will habitually do and it will be easy.
